    10.12.010 Purpose  
     

The purpose of the R-1-20 and R-1-40 zone classifications is to provide regulated areas for single-family residential use at two different low density levels. 
 

10.12.020 Schedule of Uses 
 

For a schedule of Permitted and Conditional Uses for the Residential Zones refer to Chapter 10.09 of this Title.  
 

10.12.030 Site Development Standards 
 

  1. Minimum Lot Area:  The minimum lot size for a lot in the Residential zone shall be:
 
  1. R-1-20 zone – One half acre or 20,000 21,780 square feet
  2. R-1-40 zone – One acre or 43,000 43560 square feet
 
  1. Minimum lot width: The minimum Lot width for a lot in the Residential zone shall be:
 
  1. R-1-20 zone - 120 feet
  2. R-1-40 zone - 150 feet
 

    Each lot or parcel shall have a minimum lot width measured at the minimum front yard setback at a point which corresponds to the midpoint of the front lot line. 
     

  1. Height Standards:
 
  1. Minimum - 1 story
  2. Maximum - 2 stories or 35 feet
 
  1. Setback Standard: The following table and figure depict the required minimum setback for the Agricultural zone

A = Front Yard Setback

B1 = Side Yard Setback

B2 = Side Yard Setback - Primary Structure (Corner Lot Only)

B3 = Side Yard Setback - Accessory Structure

B4 = Side Yard Setback - Accessory Structure (Corner Lot Only)

C1 = Rear Yard Setback - Primary Structure

C2 = Rear Yard Setback - Accessory Structure

10.12.040 Vehicular Circulation and Parking 
 

A. Parking for each use shall conform to Chapter 10.22 of this Title.

B. No required parking shall be permitted in any required setback area. 
 

10.12.050 Sign Regulations 
 

The height, size and location of the following permitted signs shall be in accordance with the regulations set forth in Chapter 10.23 Sign Regulations: 
 

  1. Construction project sign
  2. Directional sign
  3. Flat sign
  4. Free standing sign
  5. Identification and information sign
  6. Name plate
  7. Temporary sign
